Staying on top of property upgrades is a great way to attract the right people. Good tenants want clean, well-kept properties with newer appliances. They also appreciate energy efficient units that will save them (and yourself) some money on bills. There are plenty of little upgrades you can make to help sustainability like CFLs instead of normal light bulbs, or installing rain barrels on the roof.

Attracting the right tenants can also require doing a bit of research to discover what people are looking for in an apartment. You also want to be sure you are advertising all the features your place has to offer. Take the time to prescreen applicants and be sure they know the rules ahead of time. And once they are your tenants, if issues arise be sure to talk about them openly before problems get worse.
